About Reserves at Cloudbreak Ridge at Summerlin

Reserves at Cloudbreak Ridge is a new KB Home community within La Madre Peaks Village in Summerlin.

The community is gated and features two-story single-family homes with oversized homesites. KB Home currently offers three floor plans ranging from approximately 2,753 to 3,095 square feet.

One of the biggest location advantages is its proximity to the newer sections of Summerlin and Grand Park, while still providing relatively convenient access to Downtown Summerlin, Red Rock Canyon and the 215 Beltway.

KB Home also plans a community park within the neighborhood.

For buyers who like Summerlin but want new construction, larger floor plans and the opportunity to personalize a home, Cloudbreak Ridge adds another option to the growing list of communities in Summerlin West.

Plan 3095 is currently the largest Reserves floor plan.

The community is part of La Madre Peaks Village, one of the newer areas of Summerlin.

Cloudbreak Ridge is located near Grand Park, with KB Home advertising the park as less than one mile from the community.

Grand Park is planned as a major approximately 100-acre park and town-center destination for this part of Summerlin, with recreation including trails, playgrounds, sports courts and fields.

For buyers looking at Summerlin West, the continued development around Grand Park is an important part of the bigger picture.


What's Near Cloudbreak Ridge?

Living in this part of Summerlin puts residents within a short drive of many of the amenities people associate with the Summerlin lifestyle.

It is very important to understand that a builder's advertised starting price generally isn't the same thing as the final price of a personalized home.

Depending on the home, buyers may need to factor in:

Homesite premium + structural options + elevation + design-center upgrades + landscaping or additional improvements + applicable HOA/SID/LID costs

That's why we recommend comparing the realistic finished price rather than simply comparing advertised starting prices when deciding between builders or communities.


Our Take on Reserves at Cloudbreak Ridge

For us, the appeal of Reserves at Cloudbreak Ridge comes down to the combination of location, home size and new construction.

Homes approaching or exceeding 3,000 square feet in Summerlin can quickly move into higher price categories, particularly when buyers start comparing newer homes and desirable locations.

Reserves gives buyers another way to approach that market.

The gated setting, larger homesites, proximity to Grand Park and ability to personalize a new home are all worth considering.

At the same time, buyers need to pay close attention to the final numbers.

The home you see in the model isn't necessarily the home you receive at the advertised starting price. Once you add a desirable lot, structural changes and design-center upgrades, the total investment can look considerably different.

We also recommend evaluating the homesite itself.

Lot location, orientation, neighboring homes, street position, potential views and future development can matter just as much as selecting the right floor plan — especially when you're thinking about future resale.

Reserves vs. Enclaves at Cloudbreak Ridge

Buyers visiting Cloudbreak Ridge will also see Enclaves at Cloudbreak Ridge, KB Home's neighboring community.

The two communities shouldn't automatically be treated as interchangeable.

Enclaves offers a different collection of homes, including one- and two-story options, while Reserves focuses on larger two-story floor plans ranging from approximately 2,753 to 3,095 square feet.

If you're considering Cloudbreak Ridge, it makes sense to tour both Enclaves and Reserves before choosing.

Sometimes a different floor plan or homesite can make more sense than the community a buyer originally intended to purchase in.
